BUYING

Buying a home is an exciting and complex adventure. It can also be a very time-consuming and costly one if you're not familiar with all aspects of the process, or don't have all the best information and resources at hand. Below is a step by step buying layout:

Country House

1.) Cash or Mortgage?

a.) Purchasing with cash: We require a proof of funds for all offers. This can be an official letter from your bank or a screenshot of your account with all private info marked out.

b.) Purchasing with a mortgage: We require a pre-approval letter from your lender for all offers. Not sure which lender to trust? Reach out to us and we can recommend some great ones!

2.) Showings

You have a proof of funds or a pre-approval letter. Now we can schedule some showings! Before all showings we require a buyer's contract as is required by Indiana Law.

3.) Perfect Property

You've found your perfect property and you'd like to offer. Wonderful! We will send you all the required documents to review and sign.

4.) Accepted Offer

Your offer was accepted! Great!

Next steps are:

a.) Turning in your earnest money (like a deposit on the property)

b.) Scheduling an inspector if you would like an inpsection

c.) Scheduling an appraisal if you need one

5.) Ready to close

Your inspection and appraisal went well and now we are ready to close with the title compnay.

6.) You own a new property! Congratulations! 

This is an ideal buying experience. Sometimes the inspection reveals major issues and we have to restart the process. If this happens, don't get discouraged. The right property always presents itself!
